West Vale Redevelopment

West Vale Development

Vision

Located close to Oldham town centre, West Vale is set to be our new development right in the heart of Oldham. It will provide a range of high quality, affordable new homes in a vibrant neighbourhood where people, families and businesses can thrive.

Our aim for West Vale is to create around ninety new homes and improve the wider surrounding area to create a space in which our residents will feel proud to live.

Homes are being designed to meet the needs of people across Oldham and will range from one bedroom apartments to family homes. All will be economical to run, incorporate energy efficient design features and equipped to meet the needs of people who work from home, making the development fit for the future of our town.

West Vale will be a gateway to Oldham and is in a prime location for residents, with easy access to nearby amenities, Oldham Town Centre’s shops and services and the local transport network.

The development is part of our plans to build 850 much needed new homes for people over the next six years.

Our plans to build 88 new affordable homes on the site of two iconic tower blocks in Coldhurst were approved in June 2021 by Oldham Council.

The green light is another step forward for our ambitious £12m investment in new homes as part of the West Vale project that will transform the area where Crossbank House and Summervale House currently stand.

We are demolishing the two towerblocks and in their place building 88 high quality, new homes to help meet local housing need. Twenty six houses are planned – a mix of two, three and four-bedroom family homes – along with 62 apartments, which will have one or two bedrooms.

Plans also include:

  • Landscaping across the site, with houses benefitting from well-sized gardens
  • Driveway car parking for all the houses and for 15% of the apartments
  • Cycle parking for all homes at the development
  • A recreational space located at Broome Street with an equipped play area, providing a much need facility for younger children in the area.

West Vale will be a gateway to Oldham and is in a prime location for residents, with easy access to nearby amenities, Oldham Town Centre’s shops and services and the local transport network.

Our development is set to benefit from £1.14 million from Greater Manchester’s Brownfield Housing Fund allocation, designed to help deliver new homes on formerly developed sites across the city region.

After standing at the gateway to Oldham town centre for almost 50 years, work to demolish two tower blocks, Crossbank House and Summervale House, began in December 2021.

This followed work to disconnect the final services at the tower blocks, carry out site investigations, erect the site compound and prepare the blocks for demolition.

The much-anticipated work is being carried out by specialist contractor, Oldham-based D Hughes Demolition and Excavation Ltd.

The team began by removing non-structural elements inside and outside the tower blocks, before they start work to take down the buildings early next year. Work will last until March 2022.

We know that security and keeping children safe while work is underway are key concerns for local residents and businesses.

Parents and other residents can be assured that security guards are doing extra patrols of the site to identify issues, and contractors are there daily. The site will also be fenced off during the duration of the project. Stringent site security will be in place and a traffic plan for the surrounding streets is in progress, too.

We’ll keep you updated on the demolition’s progress in future editions of our newsletter and in our news section.

We held a public consultation 8-22 January 2021 on plans to redevelop land off Vale Drive, Oldham where the towerblocks, Crossbank House and Summervale House, now stand. In their place we want to build a range of high quality, affordable new homes in a vibrant neighbourhood called West Vale.

Thank you to everyone who took part in the consultation. Your input has helped us produce our final planning application which was submitted to Oldham Council in February 2021.

Read about the key themes that came out of the consultation. Based on the consultation results we have updated the West Vale Frequently Asked Questions, too.

Our Resident Engagement Panel is open to anyone in the West Street and Vale Drive area who wants to help shape the West Vale Redevelopment project. The panel and the West Vale project team will meet regularly to discuss ideas, consult at key stages in the project and address any concerns that local people may have.

If you’d like to be part of the panel, contact us at westvale@fcho.co.uk.
