Stock condition surveys at 3000 FCHO homes get underway this month

Between April and July 2024, Michael Dyson Associates will be visiting 3,000+ FCHO homes across Oldham to carry out stock condition surveys on our behalf.

What is a stock condition survey?

A stock condition survey is a visual inspection of the inside and outside of your home. It takes no more than 30 minutes to complete and helps us plan for repairs and future investment programmes.

The survey does not collect information on any outstanding repairs at your home. If you need a repair, please report this to using the My Account portal. It’s quick and easy to use, and you can use it 24/7, 365 days a year.

Who will be carrying out the stock condition surveys?

We have appointed Michael Dyson Associates to carry out stock condition surveys on behalf of First Choice Homes Oldham and their inspectors will carry ID with them.

How do I know if my home has been selected for a stock condition survey?

You will receive a letter from us explaining that a member of the Michael Dyson team may need to visit your home, and what you need to do to allow the stock condition survey to be carried out effectively.

What do you need to do?

Under the terms of your tenancy agreement with us, you must allow our teams and contractors access to your home to carry out inspections like your stock condition survey and we thank you for your co-operation.

If your home is selected for a stock condition survey, you do not have to wait in for an appointment, the inspector will call at your home.

If you are not in when the inspector visits, they will leave a calling card asking you to make an appointment at a time that is convenient for you.

Beware of bogus callers and always check ID.

All FCHO staff and contractors we work with always carry photo ID.

If someone visits your home claiming to be from FCHO or a firm linked with us, always check their ID. If you are still suspicious about them, call our Contact Centre on 0161 393 7117.

What is a stock condition survey?

A stock condition survey is a visual inspection of the inside and outside of your home, including fixtures and fittings, such as your kitchen, bathroom, roof, windows, doors etc.


Do I need to let the inspector in?

Yes, as your landlord we need to access our property from time to time so that we can inspect it and plan for repairs and future investment in your home.

What happens if I am not home when the inspector calls?

If you are not at home when our inspector calls, they will leave a card with their contact details inviting you to make an appointment at a time that is convenient for you.

Where will the inspector need access to?

The inspector will need access to all areas of your home, downstairs and upstairs, along with any cellar, roof space, garden, and external boundaries where applicable. The inspector will be looking at the condition of your property, not at how clean or tidy it is.

How long will the visit take?

The inspection will take no longer than 30 minutes, depending on the size of your property.


Will you take photographs?

We need to take some photos. These will be of certain parts of your homes such as your bathroom, kitchen, boiler, etc. and any repairs that may need urgent attention.

Does this mean I will be getting maintenance and improvement works straight away?

Not necessarily. The inspection is not about immediate improvements to your home, unless of course there is an immediate risk to you or your family. The information collected will be used for long-term planning and improvement works.
