297 new affordable homes underway and 40 more in the pipeline

26/10/2022

Exciting news! We currently have 297 new build homes under construction across 11 development schemes in Oldham, Rochdale and Kirklees, as well as 40 homes in Rochdale in the development pipeline – helping us tackle the shortage of affordable housing locally and achieve our ambitious development targets.

We have set our sights on building 1,100 quality, new, sustainable homes in Oldham, Rochdale, Tameside, Kirklees, and Calderdale 2020-2026 to help meet growing demand for affordable housing and improve the lives of local people. By delivering more new homes for affordable rent, rent to buy and shared ownership, we hope to meet housing need and make home ownership possible for more people.

The much-needed new properties underway right now are at developments worth a combined £48.4m and are a mix of land-led package deals and section 106 units with North West-based developers as well as national housebuilders Persimmon Homes and Kellen Homes.

Through this land and package deal brought to us by local contractor, J Walker Homes, we are delivering 24 three bedroom family homes for affordable rent on the site of St Cuthbert's Church at Tanners Fold.

The schemes include one and two-bedroom apartments in Oldham at our Burnley Lane and Shaw Street schemes, as well as Stephenson Street - our first modular build to date.

Two, three and four-bedroom homes are on-site at our Cherry Ave, Tanners Fold, Flint Street and Hughes Close developments in Oldham, and Spindles and Boothroyden Rd in Rochdale.

Work has also commenced on 95 section 106 properties  -  45 two and three-bedroom family houses at Kellen Homes’ Don Street development in Rochdale and 50 two and three-bedroom homes with Persimmon Homes at its Netherton Moor Road scheme in Kirklees.

Helping us keep up momentum on supply of new homes, last month we signed an £5.3m contract with Challenger Building Services to build 40 one and two-bedroom apartments at Rochdale Rd East in the Rochdale borough. Work is due to start on site in November.

We are working with Tyson Construction to build 38 much needed properties at this development on Cherry Ave in Alt, Oldham and planning improvements to the surrounding area.

Joel Owen, our Director of Development said: “We are committed to delivering quality, sustainable, great homes we are proud of to improve the lives of local people. With these volumes of homes on-site, a strong pipeline of new properties coming through and a variety of contract types, we are continuing to make excellent progress against the targets in our development strategy, and we’d like to thank all our partners for their continued support.

“To further help us achieve our planned growth we’re actively seeking opportunities to secure more section 106 plots on sites with planning permission in Oldham and surrounding areas. We are also looking to acquire land with and without planning permission, agree land-led package deals, and explore partnerships/joint ventures.

“We are keen to work in partnership with housebuilders, developers, local authorities, land agents, consultants, and other Registered Providers in Greater Manchester to collectively maximise our resources and increase the delivery of much needed affordable homes in our communities. If you would like to work with us to build homes and improve lives, please get in touch.”
