Why have you taken the decision to demolish the Summervale and Crossbank tower blocks?

This decision has not been taken lightly. We have carried out a review of all of our high-rise homes and looked at all possible options.

The homes no longer meet the housing need of many of our customers. The blocks suffer from a high turnover of customers and low demand. Customer satisfaction with the surrounding neighbourhood is very low.

Crossbank House and Summervale House and Flemming Place are over 40 years old and extensive repairs and maintenance at considerable cost would be needed to extend the life of the blocks.

Will I have to move home?

Yes. Everybody who is living in the Crossbank House and Summervale House blocks or Flemming Place will need to move to a new home as the buildings are being demolished.

We know that this may be an unsettling time and that you will have lots of questions, so our team will be on hand to guide you through the process and talk to you about your options.

How do I start the process of moving home?

We are holding the following information sessions at the Crossbank House community Room to offer support and advice to help you find your new home.

Wednesday 17th October 12pm - 8pm

Saturday 20th October 10am - 4pm

Wednesday 24th October 12pm - 8pm

At these sessions you will be able to ask questions and book a personal appointment with a Housing Advisor, who will be happy to meet with you to discuss how we can best help you with your move.

At these sessions we will give you information on how to register on MyMove Oldham (Mymoveoldham.co.uk). This will enable you to bid for properties.

As part of this process you will be given priority for rehousing in line with Oldham’s Allocation Policy. Our team will provide you with helpful advice and support, but it is important that you start the process as soon as possible.

How long do I have to move?

It will be different for everybody. Some people will want to move straight away, for others it might take a bit more time to find a home.

However, the process of helping people start to identify homes will start immediately, and we will work with you every step of the way.

Will I receive any compensation when I move?

If you are a First Choice Homes customer, then yes.

You will qualify for a Home Loss Payment of £6,300. This is an amount set by the Government and is the total payment per address.

The Home Loss Payment is only made after you move, so it is important you start the process as soon as possible by registering with MyMove Oldham.

We will also help to cover reasonable costs of moving and other disturbances. If you are not a First Choice Homes customer you will not be entitled to a payment.

Will I get a similar type of property?

We will do everything we can to support you in your search for a new home.

We will of course need to take into consideration the types of properties available and the areas they are in.

It may be that you would want to move to a new area, or find a property that you feel is better suited to you.

You will be given priority for rehousing and be supported through the entire process.

Do I have to remain living in rented accommodation from First Choice Homes Oldham?

No. You can rent from another housing association or you can consider private rented accommodation if that is your preferred option.

You can also use your Home Loss Payment as a deposit on a home of your own if you wish. You may also be eligible for shared ownership or rent to buy.

Will I keep my current tenancy status when I move?

If you move to another First Choice Homes Oldham property you will keep your current tenancy status. If you move to a different provider, you would need to discuss your tenancy status with them.

I’m already registered to move home. What happens to me?

If you’re already registered to move home we will review your application to ensure you have the correct priority. This will make it easier for you to secure the home you want. If you are a First Choice Homes customer you will still be entitled to the Home Loss Payment. If you have already been offered a property you will also be entitled to this payment.

That’s not been decided yet.

We’re currently looking at some options for the site. We want to make sure that any homes we do build meet the needs of local people, both now and in the future.

We will run a series of information sessions throughout the process and we’ll keep you updated with regular newsletters. You’ll also be able to speak to your Neighbourhood Officers and other First Choice Homes colleagues in and around the blocks.

A total of 247 homes will be affected by the demolition.

If my home is being demolished will I be entitled to one of the homes that replaces them?

No. This will not be possible because of the timescales involved.

It will take a number of years after the demolition of the blocks for any new homes proposed for the site to be completed.

Yes. There will be no change. Repairs will be carried out in line with your tenancy agreement.
